Valid questions. You are required to have a registered Reason 12 license, or a Reason+ subscription to run the R12 beta. If you have an older license, it will open in Demo mode as well. I have now updated my original post with this info.
Before the Reason 12 release you could run the R12 beta with an R11 license, but we have bumped the requirements since then. I was assuming people who posted here already had R12/R+ in order to notice the VSTs appearing small in R12.

I don't think I'm ready to spend money on a license or resubscribe for access to the beta version,
but would have given the beta testing version a try if it was available to all.
running the demo might be an option but am I correct in assuming that the rack extensions I own won't be available in demo mode?

You are correct in your assumption. They will not show up. But the vst will!

I've just upgraded to Reason 12 as I need VST3 support.
The scaling issue is kind of ridiculous! I'm running a 4k screen, which isn't that unusual in 2023... and I'm having to manually select every single plugin and enable auto scaling. I have a lot of plug-ins, Komplete, Waves etc - this is going to take considerable time.
There should be a feature where you can shift select a bunch of plugins and check the box for all of them.
Totally crazy haveing to do this one at a time!

I want to add to this thread... This is what my own plugin looks like on Windows 4K monitor in Reason12 (downloaded couple days ago)
and this is what the same plugin looks like with the VST3 Plugin Test host application that comes with the VST3 SDK
Clearly Reason12 is not doing something proper. I don't know what is the status of the "fix" but clearly there is something utterly wrong... It is really unusable in Reason12...

My VSTs are now larger but do not display fully - half of the UI is missing (uhe, izotope etc). Any update on that? I tried autoscaling on and off

I have the same issue but for me it has to be MS windows 11 and the new 37 inch monitor I purchased a few months back. on the 24 inch monitor everything was scaled correctly, immediately after installing the new monitor bam small VST. This only happens in a few devices, Kontakt is ok on my computer. I rather like the small VST sizes. After first I was like this is not cool then after a while I sort of like the smaller devices,
